If you're already thinking about Round Top 2027, you're not crazy — you're smart. The savviest shoppers, designers, and dealers I know start scoping dates a full year out, because the realities of this little Texas town demand it. Lodging in Round Top, Warrenton, Carmine, and Brenham books up faster than people expect, flights into Austin and Houston climb in price the closer you get, and the rental car situation can get genuinely tight on opening weekend.

So let's talk about what we know — and what's still tentative — about the 2027 Round Top Antique Show. Below you'll find our best date estimates for Spring 2027, Fall 2027, and the smaller Winter 2027 show, plus everything you need to start planning your trip with confidence.

Quick honesty note: Round Top isn't a single event with one organizer. It's dozens of independent venues — Marburger Farm, Blue Hills, Zapp Hall, Big Red Barn, The Compound, Market Hill, Bar W Field, Bader Ranch, and more — each setting their own dates around a roughly shared 2-3 week window. Official 2027 dates won't be confirmed by individual venues until about 3-6 months out. The dates below are estimated based on the show's very consistent historical patterns. Spring 2027: The Big One (Estimated March 25 – April 10)

Spring is the show that put Round Top on the map. Easter falls on Sunday, April 4, 2027, which means the main spring show is very likely to wrap up just before or right around Easter weekend — historically that's exactly how the calendar shakes out.

Here's what we're expecting:

Early opening venues (around March 25–27, 2027)

Zapp Hall down in Warrenton traditionally opens about a week before the "main" weekend. The smaller fields along Highway 237 — including parts of Bar W and the Warrenton stretch — also tend to start setting up and selling in this early window. Main weekend (estimated April 1–4, 2027)

This is the "if you only come for one weekend, come for this one" window. Marburger Farm will likely run a focused 5-7 day stretch right around here — historically Marburger has been the most curated, gallery-style venue, and their dates always fall in the heart of the spring show. Blue Hills in Carmine (a personal favorite of ours, and the subject of a head-to-head comparison with Marburger) typically runs longer and opens earlier, giving you flexibility.

Closing weekend (estimated April 9–10, 2027)

By the second weekend, many vendors are ready to deal. Prices soften, particularly on large furniture pieces vendors don't want to load back into a truck. If you're after a statement piece — a long farm table, an armoire, a large mirror — closing weekend often delivers the best price-per-treasure ratio of the year.

What spring feels like

Spring in central Texas is glorious — bluebonnets along the highway, lows in the 50s, highs in the upper 70s most days. Wildflowers, ice cream at Royer's, and that buzzing energy of the year's biggest show. Just be ready for one rain day; it happens almost every year, and that's why every Round Top veteran owns rubber boots.

Fall 2027: The Locals' Favorite (Estimated October 14 – October 31)

The fall show is a 15-day affair, and it's the one a lot of regulars quietly prefer. Cooler weather, leaves starting to turn, and — depending on the year — more vendors than spring at certain venues. Fall 2026 ran October 16–31, and based on how the calendar shifts, Fall 2027 looks like it'll run roughly October 14 through October 31.

Why fall is special

Fall is when designers and serious collectors come out in force. The crowds feel slightly less "tourist," slightly more "trade." You'll see more box trucks, more business cards exchanged, more people quietly buying entire booths. If you're a reseller or a designer sourcing client pieces, fall is arguably the better trip.

Expected venue timing for Fall 2027

  • Early Fall (Oct 14–17): Warrenton venues open first — Zapp Hall, Bar W, the smaller fields along 237
  • Main run (Oct 19–24): Marburger Farm's traditional fall window, plus peak energy at Big Red Barn and Blue Hills
  • Closing stretch (Oct 25–31): Halloween crowd thins out, last-minute deals, easier parking

The weather difference

October in Round Top is sneaky-perfect. Daytime highs typically in the upper 70s to low 80s, lows in the 50s, much less rain than spring. You can wear jeans without sweating through them by 11 a.m., which spring shoppers will tell you is no small thing.

Winter 2027: The Hidden Gem (Estimated Early December)

The winter show is the one most people don't know about — and the regulars like it that way. It's a long weekend, usually 3-4 days, typically running the first or second weekend of December. Based on past patterns, Winter 2027 will likely fall somewhere around December 3–6 or December 10–13, 2027.

Not every venue opens for winter. Marburger Farm typically doesn't. But several of the year-round shops in town stay open, a few of the bigger fields host smaller winter markets, and the whole town is decked out for Christmas. It's a great trip for a long weekend, especially if you're driving in from Houston, Dallas, or Austin and want a relaxed antiquing weekend without the spring/fall intensity.

If you've never been but want to test the waters before committing to spring or fall, winter is actually a great toe-dip.

Why Book This Far Out? (The Lodging Reality)

Round Top has a permanent population of about 90 people. Yes, ninety. The show season draws an estimated 100,000 to 200,000+ visitors across its 2-3 week run. The math here is brutal.

Practical lodging timeline:

  • 12+ months out: Best selection, best prices on cabins, B&Bs, and Airbnbs in town
  • 6–9 months out: Most in-town options gone for the main spring weekend; surrounding towns (Brenham, La Grange, Giddings, Carmine, Burton) still have options
  • 3–6 months out: You're looking at Brenham, Bastrop, College Station, or even Austin/Houston with a long drive
  • Under 3 months out for spring main weekend: Realistically, you're sleeping in your car or canceling the trip

This is exactly why people search for "Round Top 2027 dates" in early 2026. They're not being neurotic — they're being responsible.

A note on flights

If you're flying in, Austin (AUS) is about an hour and fifteen minutes from Round Top; Houston (IAH or HOU) is roughly an hour and a half. Spring break-adjacent flights into Austin can spike in March, and Houston flights tend to be more stable. Book flights once you've got a confirmed lodging date — no sooner.

Rental car reality

There is no rideshare in Round Top. None. No Uber, no Lyft, no taxi service that meaningfully functions during show season. You need a vehicle, period. Rental cars at Austin-Bergstrom go fast on show weekends, especially SUVs and pickups (which you'll want if you plan to take anything home). Book the rental at the same time you book the flight.

How 2027 Dates Get Confirmed

Here's the part most blog posts won't tell you straight: there's no central announcement.

Each major venue confirms its own dates on its own timeline. Typically:

  • Marburger Farm announces 4-6 months out
  • Blue Hills announces 6+ months out (often the earliest)
  • Zapp Hall announces 3-5 months out
  • Big Red Barn announces 3-4 months out
  • The Compound and smaller fields announce 2-3 months out

Planning Your 2027 Trip: A Quick Practical Hit List

While we wait for dates to firm up, here's what you can do right now:

  1. Pick your show. Spring is biggest and most overwhelming. Fall is calmer and arguably better for serious shopping. Winter is a long weekend with Christmas charm.
