Round Top Fall 2026 Lodging: What Books First, When to Reserve, and Where to Stay

The Round Top fall show draws upward of 100,000 visitors across its two-week run. Round Top and the surrounding area have fewer than 500 hotel rooms, B&Bs, and rental properties within a reasonable distance. That math explains everything about fall show lodging: if you wait until September to book, you're staying in a hotel 45 minutes away and driving in each morning.

This guide covers the fall 2026 lodging landscape — what fills first, realistic booking timelines, and the best options at every distance from the show.

The Booking Reality for Fall 2026

The fall show runs October 17–31, 2026. By the time most people start thinking about lodging — let's say early September — the closest properties are already gone.

Here's the general booking timeline based on how prior fall shows have played out:

The blunt recommendation: book now if you haven't already. If you're reading this in July 2026, you still have good options. If you're reading this in September, adjust expectations accordingly.


Zone 1: Round Top & Warrenton (0–5 Miles) — Books First

The closest properties to the show venues book earliest and command the highest rates. These fall into a few categories:

Historic B&Bs and Inns in Round Top

Round Top has a small number of genuine bed-and-breakfasts in the town itself. These are typically historic homes, boutique properties with 4–8 rooms, and farm stays within walking distance of downtown venues.

Why they fill first: No commute. Walk to downtown venues. Strong sense of "being at the show" that a hotel 20 miles away simply doesn't provide.

Typical pricing: $200–$500/night during show week. Some premium properties higher.

Book by: July 2026 for the best selection. August at the latest.

Vacation Rentals in the Immediate Area

VRBO and Airbnb listings within 5 miles of Round Top are the next tier to fill. Ranch houses, farmhouses, and cottages that sleep 4–12 are extremely popular for group trips.

Best for: Girls trips, families, groups of 4 or more who want to share costs and have a home base.

Pricing: Whole-house rentals typically run $400–$1,200/night during peak show week, with a premium on properties that sleep 8+.

Watch for: Minimum night requirements (often 3–5 nights during show week), and cleaning fees that can add $200–$400 to the total cost.


Zone 2: Brenham (15–20 Miles) — Most Hotel Inventory

Brenham is the largest town near Round Top and has the most conventional hotel inventory — national chains, independent motels, and a few boutique properties.

The honest tradeoff: You're 15–20 minutes from Round Top on a good day. On show weekend, Highway 290 and the surrounding roads can add 20–30 minutes to that drive. A 20-minute morning commute becomes a 40-minute evening return when you're tired and traffic is at its worst.

That said, Brenham is a legitimate base of operations. It has restaurants, grocery stores, and coffee shops — conveniences that aren't available in Round Top itself.

What's available:

  • Chain hotels (Hampton Inn, Holiday Inn Express, Best Western)
  • Several independent B&Bs and small inns
  • A handful of short-term rental properties

Pricing: $150–$350/night during show week. Meaningfully less than comparable Round Top properties.

Book by: August 2026 for good selection.

Brenham Tips

  • Book properties on the east side of Brenham for slightly faster access to Round Top via Highway 290/TX-237
  • Call hotels directly about show week rates — some properties price-gouge online and offer better rates by phone
  • Washington-on-the-Brazos State Park is nearby and occasionally has cabin availability worth checking

Zone 3: La Grange (25 Miles East) — Fallback Option

La Grange is 25 miles east of Round Top on US-77. It has a small downtown, a few motels, and some B&B options. It's a genuine fallback when Brenham is full.

The drive: 25 miles on two-lane roads. About 35 minutes under normal conditions, longer during show traffic. Doing this twice a day over 3 days adds up.

When it makes sense: If you're coming for the final few days of the show when Warrenton/Round Top traffic has thinned out, the La Grange commute is manageable.


Zone 4: Columbus and Schulenburg (40–55 Miles) — Last Resort

Columbus (45 minutes west on I-10) and Schulenburg (55 minutes) are reasonable base-camp options if everything closer is booked. They're small towns with limited options, but what exists is often available and affordable.

Only makes sense if: You're a serious collector planning multiple days and every closer option is genuinely full.


What to Look For (and Watch Out For)

Cancellation Policies

Show week properties often have strict cancellation policies — 30-day or even 60-day non-refundable terms. Read the fine print before booking. If the show dates are ever adjusted (rare but possible), you want to know your options.

Minimum Night Requirements

Many Round Top B&Bs and vacation rentals require 3–5 night minimums during show week. If you're planning a 2-night trip, you may need to pay for 3 nights minimum, or look at properties without minimums in Brenham.

Show Week vs. Non-Peak Rates

Some properties have dramatically different rates between show week (Oct 17–31) and surrounding dates. If your trip can be timed to arrive October 15–16 and leave October 26 (before the final weekend rush), you might find better rates.

Group Splits

If you're coming with 4+ people, a vacation rental almost always beats multiple hotel rooms on both cost and experience. A farmhouse sleeping 8 at $800/night is $100/person — cheaper than a $200/night hotel room per person and vastly more enjoyable.


Lodging for the First-Timer

If this is your first fall show, where you stay matters more than most people expect. A few principles:

Proximity isn't everything, but it matters. Staying in Round Top or within 10 minutes means you can return to your property mid-day to drop off purchases, freshen up, and come back without losing two hours to the round trip.

Book for more nights than you think you need. Most first-timers underestimate how much time they'll want. A 2-night trip often turns into wishing you'd stayed 4. If your schedule allows it, book 3–4 nights.

Consider the first week vs the final week. If you want Marburger and Big Red Barn, you need to be there for the second week (roughly October 22–31). If you want first pick of field inventory, arrive the first week (October 17–21). See our fall 2026 schedule guide for the full breakdown.
